Terms of Services

These Terms of Services are effective as of December 1, 2025 and were last reviewed on December 11, 2025.


Arleio Living LLC (“Arleio Living,” “we,” “us,” or “our”) provides property management, consulting, advisory, leasing, operational, and administrative services (“Services”) to property owners, clients, applicants, and residents (“you” or “your”). By engaging Arleio Living or using any of our Services, systems, platforms, or communications, you acknowledge that you have read, understood, and agree to be bound by these Terms of Service (“Terms”). These Terms apply to all Services provided by Arleio Living unless a separate written contract expressly supersedes them.

Arleio Living’s role is to provide operational, administrative, management, leasing, financial, and consulting services as described in your service engagement, scope of work, or written agreement. Our responsibilities may include verification of property information, onboarding of applicants or residents, rent collection support through third-party processors, turnover coordination, documentation, reporting, maintenance facilitation, marketing, and limited eviction-related administrative assistance where legally permitted. Arleio Living does not act as a legal, tax, or financial advisor unless expressly contracted and appropriately licensed.

Certain aspects of our Services require the use of third-party vendors, including payment processors, background screening providers, technology platforms, maintenance partners, and service vendors (“Third Parties”). Your use of Arleio Living Services may be subject to the additional terms, rules, or policies of these Third Parties. In the event of conflict between these Terms and third-party terms, the third-party terms may govern to the extent required by law or contractual obligations. Arleio Living is not responsible for Third-Party performance, delays, decisions, or system availability.

In order for Arleio Living to provide Services, you may be required to submit ownership documents, personal or business information, leases, identification records, financial documentation, tax information, property condition reports, insurance certificates, and other materials necessary to verify eligibility or perform contracted work. You agree that all information provided will be accurate, complete, and updated promptly when changes occur. Arleio Living may verify information using public sources, screening platforms, financial systems, or other third-party resources, and you authorize such verification.

Clients engaging Arleio Living for property management or consulting services represent that they hold legal authority or ownership rights to the property, will comply with applicable laws, and will maintain insurance and financial obligations associated with the property. Clients must provide timely decisions, approvals, payments, and direction when requested. Arleio Living may rely on the accuracy of all information provided without obligation to independently verify such information unless required by law or contractual terms.

Applicants and residents using Arleio Living-administered properties agree to comply with all lease terms, house rules, community policies, and posted property regulations. Residents must use designated communication channels for service requests or official notices. Arleio Living enforces all federal, state, and local housing laws, including Fair Housing requirements. Violations of rules or lease terms may result in corrective action, penalties, or further enforcement processes consistent with applicable laws.

Fees for Arleio Living Services may include monthly management fees, flat-rate charges, hourly consulting fees, administrative charges, turnover fees, application fees, late fees, vendor pass-through costs, or other service-related charges. Payment is generally due upon receipt unless otherwise stated in a separate agreement. Arleio Living may modify fees with reasonable notice, suspend services for non-payment, charge late fees, or require pre-payment for certain Services.

You authorize Arleio Living to deduct unpaid amounts from funds collected on your behalf, apply set-off where appropriate, or use available payment methods on file to recover balances due. Arleio Living may request reserves or security deposits for higher-risk accounts or engagements. You remain responsible for all outstanding obligations associated with your account or services performed on your behalf.

Arleio Living may suspend or refuse Services if activity is reasonably suspected to be fraudulent, unauthorized, misleading, illegal, or inconsistent with the information provided. Arleio Living may investigate such activity and take appropriate action, including withholding services, terminating engagement, or notifying authorities if required.

By using the Services, you represent and warrant that you are legally authorized to engage Arleio Living; the information you provide is accurate and truthful; you will comply with all applicable property, housing, and financial regulations; and you understand that Arleio Living does not guarantee leasing outcomes, legal results, eviction rulings, financial performance, or resident behavior. You acknowledge that you, and not Arleio Living, are responsible for obligations to residents, customers, guests, and vendors unless expressly stated otherwise in your contract.

Arleio Living maintains reasonable physical, technical, and administrative safeguards to protect information submitted through our systems. You consent to Arleio Living processing, storing, and sharing your information with Third Parties as necessary to perform Services. You are responsible for safeguarding login credentials and access to any Arleio Living platforms or systems provided to you.

To the fullest extent permitted by law, Arleio Living is not liable for indirect, incidental, special, punitive, or consequential damages; loss of income, business, or opportunity; delays caused by Third Parties; resident actions; property damages; unauthorized access to data or systems; or legal outcomes beyond Arleio Living’s control. In all cases, Arleio Living’s aggregate liability shall not exceed the total fees paid to Arleio Living in the three-month period immediately preceding the event giving rise to the claim.

You agree to indemnify and hold Arleio Living harmless from any claims, damages, losses, or costs arising from your breach of these Terms, your failure to provide accurate information, disputes involving residents or applicants, violations of law, misuse of Arleio Living systems, or actions of vendors or third parties engaged at your direction.

You may terminate your engagement according to your written agreement. Arleio Living may suspend or terminate services if you violate these Terms, fail to pay amounts due, provide false information, engage in illegal activity, create unreasonable risk, or otherwise act inconsistently with the obligations outlined herein. Upon termination, you must cease use of Arleio Living systems, pay all outstanding balances, and complete any offboarding requirements. Arleio Living may retain records as required for compliance.

These Terms are governed by the laws of the State of South Carolina, regardless of conflict-of-law principles. Any disputes shall be resolved in accordance with the dispute-resolution procedures or arbitration terms defined in your service agreement.

Arleio Living may update or modify these Terms at any time. Updated Terms will be posted publicly or delivered electronically. Continued use of Arleio Living Services constitutes acceptance of any revised Terms.

These Terms, along with any incorporated policies, scopes of work, and written agreements, represent the complete understanding between you and Arleio Living and supersede all prior discussions or representations.
